Statutory Deadline

Under RMA s92B, the applicant's response must be lodged within the time specified in the s92 request. Failure to respond may result in the application being treated as withdrawn. The platform's working-day clock uses an NZ-specific engine that accounts for Waitangi Day, Anzac Day, regional anniversary days, and Matariki.

Key Capabilities

  • Letter Upload — Drag-and-drop s92 PDF with coordinates for GIS context injection.
  • AI Parsing — Automatic extraction and numbering of council questions from the uploaded letter.
  • Context Injection — Property zoning, overlay data, and infrastructure context are automatically injected into AI drafting prompts.
  • Section-by-Section Drafting — Work through each council question individually. AI suggests a response; the planner reviews, edits, and approves.
  • Template Library — 48 pre-loaded response templates including 10 real case examples from HDC RMA20220352.
  • Working-Day Clock — Live countdown to the statutory response deadline with colour-coded urgency indicators.
