The s92 Response Builder is a purpose-built tool for managing council section 92 (Further Information) requests under the Resource Management Act 1991. It digitises the entire s92 response workflow — from letter upload through AI-assisted drafting to final review and submission.

The s92 Timeline
| Stage | RMA Reference | Clock Effect |
|---|---|---|
| Council lodges s92 request | RMA s92(1) | Consent clock stops |
| Applicant receives s92 | — | 20 working days begins |
| Applicant submits response | RMA s92B | Consent clock resumes |
| Council processes response | RMA s115 | Statutory timeframe continues |
Statutory Deadline
Under RMA s92B, the applicant's response must be lodged within the time specified in the s92 request. Failure to respond may result in the application being treated as withdrawn. The platform's working-day clock uses an NZ-specific engine that accounts for Waitangi Day, Anzac Day, regional anniversary days, and Matariki.
Key Capabilities
- Letter Upload — Drag-and-drop s92 PDF with coordinates for GIS context injection.
