The AI Listing Description tool generates professional, legally-compliant property marketing copy from structured property data. Outputs are automatically scanned for prohibited language before being presented to the agent.

Generating a Description

  1. 1In the listing editor, scroll to the Property Description section.
  2. 2Click Generate with AI.
  3. 3The AI drafts a description using: property details (bedrooms, bathrooms, area), location context, zoning information, school zones, and nearby amenities.
  4. 4Review the generated copy. The editor allows direct editing.
  5. 5When satisfied, click Use This Description to apply it to the listing.

Compliance Scanning

All AI-generated descriptions are automatically scanned for the following prohibited categories under the Fair Trading Act 1986 and REAA 2008:

  • Representations about future capital growth
  • Misleading neighbourhood or amenity claims
  • Prohibited phrases regarding price (e.g., 'offers over' without qualification)
  • Unsubstantiated superlatives
  • Discriminatory language under the Human Rights Act 1993
  • Unverified property features
  • Incorrect zoning or planning statements
  • False urgency or scarcity claims

AI-generated copy is a drafting aid. The licensed agent is fully responsible for the accuracy and compliance of the published listing description. Always verify all factual claims (floor area, CV, school zones) before publication.
