A Land Information Memorandum (LIM) is a council-issued document summarising all information held about a property. Innora Property can parse an uploaded LIM PDF and cross-reference its data against live GIS layers to identify discrepancies or missing information.
Uploading a LIM
- 1Select the LIM tab in the Consent Planner.
- 2Click Upload LIM PDF and select the PDF file issued by your council.
- 3The system will parse the PDF using Claude document analysis and extract: zoning designation, known overlays, building consent history, hazard notices, and special land features.
- 4Extracted data is automatically cross-referenced against live GIS layers for the same property.
- 5Discrepancies (e.g., LIM records a flood hazard notice that does not appear in the current flood GIS layer) are flagged for your review.
PDF Quality
Scanned LIM PDFs (image-based) have lower parse accuracy than text-based PDFs. For best results, use the digital PDF issued directly by the council's online LIM portal rather than a scanned hardcopy.
